There are a number of cottage pane windows (14) on the front and the east side of the house that are weathered.Trims on doors by the small balcony by the entrance, and the sliding door, the corner of the extended room onto the deck, and the sections where the wooden brackets have been removed require attention. There are 5 windows where the hinge sets are weathered and will need to be replaced. The trellis work above the upstairs balcony by the back door, and the rotten privacy screen alongside the upstairs balcony. The following would be done.
1. All the windows concerned will be sanded down to remove the loose and flaking paint material and the loose window putty.
2. All the necessary window putty replacement will be done, as well as any wood fill or repair. On the visit to the home I did not see any wood that was rotten that would need replacing, but there were some areas where wood filler and some TLC might be necessary.
3. Whilst working on the windows, the hinges will be replaced on the affected frames. If it is necessary to replace more than the quoted 5 sets, we will advise and the added cost will be included in the final invoice. Loose window catches will also be secured whilst doing the hinges.
4. There was one sash frame where I noted that the restricted movement of the hinge had damaged the frame. The frame will be repaired before new hinges are fitted.
5. Where there may have been raw wood exposed when the loose material was sanded away, these areas will be primed.
6. All the wooden sections of the windows will then be painted using a water based enamel.
7. The areas where the window putty was replaced, would not be painted as the putty will require time to cure properly. We will return at a later date (about 5 weeks) to check and paint the sections where the putty has been replaced.
2. The base panel of the door on the small balcony, the sliding door bottom panel, the corner of the office wall and the wooden bracket areas will be sanded down and filled where necessary. This will be done with an exterior wood filler to extend the life of the fixtures. When the filler has cured, the areas will be primed and painted to blend with the existing material. When painted, the raw wooden window beading strips on the sliding door will also be primed and painted .
3. The wooden privacy screen adjacent the upstairs balcony is rotten and will be removed. The structure will be transported to the dump. The Parliament hinges on the double doors to this balcony will be swopped top to bottom in an attempt to made door operation easier. The main reason for the catching is the hinges have “stretched” due to the weight of the doors. Swopping top to bottom will possible correct the issue for the next while without cutting or sanding the door structure. The hinges would need to be replaced if this does not work. While on this balcony the securing eye on the door hook will be drilled larger to be able to fit the hook easily.
