We are seeking a qualified contractor to provide comprehensive roof repair services for our Home located at 5 Clontarf Street, Westering, Port Elizabeth, 6025. The roof comprises part tiles (+-140 sqm) and part IBR sheeting (+-80 sqm). Additionally, there are +-40 meters of parapets flashing. We invite you to submit a quotation for the following scope of work:
Scope of Work
1. Safety Precautions:
o Ensure all safety protocols are followed, including the use of protective gear and secure scaffolding.
2. Inspection:
o Inspect the roof for any structural damage, leaks, or other issues. O Provide a detailed report of findings and recommended repairs.
3. Cleaning:
o Pressure wash the entire roof to remove loose dirt, debris, and algae. O Apply a mild detergent or specialized roof cleaner to stubborn areas and scrub with a stiff-bristle brush. O Treat areas with algae using a fungicide or algaecide.
4. Preparation of Tiles:
o Scrape off any loose or flaking paint. O Remove remaining algae or moss with a wire brush. O Prepare areas to ensure a stable surface. O Repair or replace tiles and any cracks or damage.
5. Preparation of IBR Sheeting:
o Remove any rust or flaking paint with a wire brush or scraper. O Sand the surface to remove rough spots and ensure good adhesion. O Apply a rust inhibitor if necessary. O Replace any loose nails and water seal the holes.
6. Priming:
o Apply suitable primer for tile and metal surfaces.
7. Flashing Installation for Parapets, Chimney, and Skylight:
o Clean the surfaces where flashing will be applied. O Secure the flashing material to the parapets, chimney, and skylight as needed. O Seal all edges and joints with a high-quality roof sealant or caulk.
8. Repair Leaks and Damage:
o Repair leaks in the Gym (grass roof to gutter), Lounge corner, Flatlet entrance roof, and Garage roof. O Secure loose nails in the garage IBR sheeting, check for leaks on beams, and repair any damage caused by birds.
9. Replace Facias, Eaves, and Bargeboards:
o Replace damaged or worn fascia, eaves, and bargeboards as necessary. O Remove all existing gutters before replacement of above.
10. Under tile Membrane:
o Secure and cement/fix the under tile membrane at roof edges and any other damaged areas.
11. Waterproofing and Painting:
o Apply a waterproofing layer (Rubberise) to the roof. O Paint the roof and fascia.
12. Final Inspection and Touch-ups:
o Inspect the roof for missed spots or uneven areas. O Perform necessary touch-ups to ensure even coverage. Additional Requirements
