Inception – Taking clients brief, (getting to know what you want)
Concept & Viability – checking of the land, topography, establish views and orientation, access, town planning issues
obtaining SG diagrams etc.
Design development – process of design to suit clients brief, concept plans with presentations which includes rendered 3D
modelling etc.
Local Authority submission – We submit your plans to the municipality and keep you up to date on progress.
(we are registered to submit plans via the COC online portal)
Construction and tender documents – with this we include plans, detailed specifications and details to the contract
documentation. From here we can administer the appointment of a suitable builder via tender or negotiation and supervise the
construction work for you ( in this case a JBCC form of contract is used) or
Provide a quotation to build the house for you. We are fully registered with all the required authorities such as the NHBRC, BIBC,
FEM etc. (in this case a Master Builders form of contact is used)
Construction – This is where we check construction progress of the contracted building contractor, compliance and
quality on site and issue payment certificates. or
By agreement build the house for you and keep you up to date on progress.
Close out – supervising completion of outstanding
items including patent defects. Handing over of keys

1. if we provide the architectural service we allow for minor changes in the plan for free
2. if we do the architectural service and the construction we provide a rider plan for council submission if any changes are made during the build.
How can a customer save money before you start the work? Please give 3 tips
1.If you choose land in an estate, they have restrictions on materials & style of your home, which will push up the cost of the building work.
2. If you can build vertically - this will save money on slabs, roofing etc. You will also save money of the size Erf you need to buy. Only if you need a larger home or have a high budget go wider
3. Choose land that suits your pocket, for example building on flat topography will be cheaper than building in the mountain where you might need to do blasting and/or piling.
4. Think carefully about your design choices, take cognizance of the arrangement of windows & doors for energy efficiency, and
5. What building materials and finishes will be needed for the style of your home, and
6. Working closely with us will make the process much smoother in that we know how to save money on the build.
7. With proper planning and smart decisions, you will be able to build your dream house, and, hopefully you can do so without making a hole in your pocket
