Slate roof touches large balcony. It collects water from roof and two walls downstairs are leaking as a result of porous grout where where vertical wall underneath roof links to horizontal balcony floor. 2 to 3 rows of slate should be removed, waterproofed and replaced to seal off possible water running into walls causing damp in downstairs area. Maybe insert an extra 110mm outlet on balcony.
